Standard Property Inspection & Special Purpose Reports

Thank you for enquiring /engaging Avanti Environmental Health Services to conduct a standard property inspection and submit a report regarding the condition of the premises you are interested in purchasing. Please note that the standard property inspection report is based on a visual inspection of those areas of the premises that are accessible at the time of conducting the inspection.
Both the inspection and report submitted for your information are based on requirements set out under the Australian Standard AS 4349.1 -2007 Inspection of Buildings Part 1: Pre-purchase inspections- Residential Buildings.
You may wish to seek additional reports as listed below. However each of those reports is an extra over the Standard Property Inspection Report They include Identification of Swimming Pools and Spas (Non Structural) Identification of Waste Control Systems (Non Sewered Areas) Illegal or Unauthorised Building Work Illegal or Unauthorised Plumbing Work Document Analysis, Sewer Drains, and Development Approvals

Fees

The cost to inspect and provide a Standard Property Report based on a Visual Inspection (no invasive inspections are undertaken) is $325 plus 70 cents per kilometre where the premises is located outside the metropolitan area. The cost to inspect and provide a Special Purpose Report additional to a Standard Property Report is $75 per report requested. Where a Special Purpose Report is requested without the request of a Standard Property Report each report requested will be $150.

Exclusions

Pursuant to AS 4349.1-2007 there are a number of areas that are not included in either the Standard Property Inspection or Report or in the Special Purpose Report. The following items are not noted whilst conducting the inspection and as such are not included in the report submitted.

Concealed damp-proof courseSoft floor coverings
Electrical Installations, operation of smoke detectors, light switches and fittings, TV, sound and communications and security systemsHealth hazards (e.g., allergies soil toxicity, lead content, radon, presence of asbestos or urea formaldehyde)
Concealed plumbingTimber and metal framing sizes and adequacy
Adequacy of roof drainage as installedConcealed tie-downs and bracing
Gas fittings and fixtures Timber pest activity
Air-conditioningControl Joints

Given that it may take some time to undertake the inspection and submit the report, may I suggest you advise the real estate agent that you wish to purchase the premises subject to receiving and being satisfied with the results of a Standard Property Inspection/Report and or Special Purpose Report .
We at Avanti Environmental Health Services would like to bring to your attention the following information:
The fee for service is GST exclusive and that full payment must be submitted prior to completion of the report.
You will be required to organise with the agent a time that we can access the premises to undertake the inspection.

Please note that all inspections will be conducted during the hours of 8.30am to 5.30pm Saturdays and Sundays only.

That Avanti Environmental Health Services reserves the right to refuse provision of the report where payment for services rendered does not occur within the time lines as stated above.
