Thank you for enquiring /engaging Avanti Environmental Health Services to conduct a standard pre purchase food premises inspection/ report or food premises set up inspection / report and or special purpose report regarding the condition of the premises you are interested in purchasing/ leasing.

Please note that the standard pre purchase food premises inspection/ report or food premises set up inspection/ report and or special purpose report are based on a visual inspection of those areas of the premises that are accessible at the time of conducting the inspection.

Both the inspection and report submitted for your information are based on the National Food Safety Standards and AFSA (Australian Food Safety Assessment Manual).

You may wish to seek a Special Purpose Report as listed below. However each of those reports is an extra over the Standard Pre Purchase Food Premises Inspection / Report or Food Premises Set Up Inspection/ Report

They include

Pre design of new food premises

Design of underfloor plumbing, main drain, grease trap & waste control system ready for submission to Council for approval (Non Sewered Areas)

Fees The cost to inspect and provide a Standard Pre Purchase Food Premises Inspection/ Report or Food Premises Set Up Inspection / Report based on a Visual Inspection (no invasive inspections undertaken) is $300 plus 70 cents per kilometre where the premises is located outside the metropolitan area. The cost to inspect and provide a Special Purpose Report additional to a Standard Property Report is $100 per report requested. Where a Special Purpose Report is requested without the request of a Standard Property Report each report requested will be $200.

Exclusions There are a number of areas that are not included in either the Standard Pre Purchase Food Premises/ Food Premises Set Up Inspection Report. The following items are not noted whilst conducting the inspection and as such are not included in the report submitted.

Given that it may take some time to undertake the inspection and submit the report may I suggest you advise the real estate agent where the intention is to purchase or lease the building that you wish to either purchase or lease the premises subject to receiving and being satisfied with the results of a Standard Pre Purchase Food Premises Inspection/ Report or Food Premises Set Up Inspection / Report and or a Special Purpose Report

We at Avanti Environmental Health Services would like to bring to your attention the following information:

The fee for service is GST exclusive and that payment will be submitted prior to the completion of the report.

You will be required to organise with the agent a time that we can access the premises to undertake the inspection. Please note that given current work commitments it would be preferable if it is on weekends between 8.30am to 5.30pm or on weeknights after 5.30 pm during daylight savings time.

That Avanti Environmental Health Services reserves the right to refuse provision of the report where payment for services rendered does not occur within the time lines as stated above.
